Project Description;

Consisting of 51 new dwellings, Brewery Close is a collection of timberframe purpose built homes for Cornish housing provider Coastline Housing Services. Phase one of the project includes 21 properties adjacent to the well-known Red River in Redruth and was delivered by Classic Builders’ housing team and carefully vetted and experienced supply chain partners.

Brewery Crescent consists of a mixture of two and three bedroom terraced and semi-detached dwellings. The properties each benefit from dedicated off road parking, private gardens, highly insulated thermal enveloping, open plan living, double glazing, gas central heating and easy convenience to town centre facilities (including a main line railway station, central road links and a range of independent and national shops).Brewery Crescent was delivered over a 46 week programme after the original contractor for the scheme filled for administration. Classic Builders took possession of the Brewery Crescent site and completed the scheme from the trenching upwards.

Distinctive project challenges included sharing a single width access road to the site with a large adjacent construction project (being delivered by a Tier 1 contractor)), proximity to the well-known Red River and significant differences in ground levels with the neighbouring secondary school (requiring the construction of vast large retaining wall). Additionally, the development took place in the surrounding grounds of a well known four star hotel. Careful management of noise and possible forms of disruption were closely managed to mitigate any form of disturbance to hotel guests. Despite these hurdles, due to attentive management, clear communications and a robust quality management plan, phase one was delivered on programme and to budget.
